Advisory & consultancy

Advisory for compliant, risk-based property management

Buying a system on its own solves nothing. Someone has to structure the data, translate the standard to your situation and bring the team along. Safanto provides that advice as part of the package — from day one, not after an eighteen-month implementation project.

Stuck between a pile of Excel sheets and a heavy, generic property management package? Then this is for you. Our consultants know the standards and your real estate, and bridge the gap between the two: software together with the people who make it work.

Strategy

Asset management advisory in line with ISO 55000

Good property management starts with one question: what value should your real estate deliver, and to whom?

We translate that strategy into concrete choices — right down to the level of the daily task. That way you back investment decisions with figures instead of gut feeling, and your board has something solid to steer by.

ISO 55000

The international framework of standards for asset management. It draws a clear line from strategy to tomorrow's task, and forms the basis of every advisory project we set up.

Maintenance

Risk-based maintenance: from strategy to long-term maintenance plan

A long-term maintenance plan (MJOP) is not a form-filling exercise.

We first determine what risk a defect carries — for safety, continuity and costs — and plan maintenance accordingly. Not by age, not by gut feeling. That way the budget goes to what really matters, and you can explain why something is or isn't due yet.

You build and maintain the long-term maintenance plan itself in Ordo, our MJOP system. We make sure the strategy behind it is sound — and that the plan keeps matching what actually happens in your buildings.

Implementation & guidance

From standard to day-to-day practice

Every building component receives an objective condition score under NEN 2767, the Dutch condition-assessment standard — a number, not an opinion. If your portfolio uses rgdBOEI, the integrated inspection method the Dutch central government uses for its own real estate, we guide the integrated survey just as thoroughly as the government does for its own buildings.

The import factory: your data in one file — without taking years

Excel sheets, PDF reports, drawings, old inspection rounds: for most teams, the knowledge sits everywhere except in one place. Our import factory brings all that data together, structured, in one digital building file — from complex down to component. No years of data conversion before the system delivers anything: you see where you stand within the first few weeks.

Existing and standalone software keeps working during the transition

You don't have to replace everything at once. Is your team already using an inspection app, a separate MJOP package or another maintenance system? Our consultants decide with you what stays, what gets connected and what becomes redundant over time. That way nothing falls through the cracks during the transition, and you grow towards one stack at your own pace.

rgdBOEI

The integrated inspection method the Dutch central government applies to its own real estate. We apply the same thoroughness to your condition assessment.

Baseline & safeguarding

From baseline assessment to safeguarding: the cycle that keeps itself up to date

Every project starts with a baseline assessment: where does your real estate stand today, and what is missing to be demonstrably in control?

Start with the Safety Maturity Scan — the baseline assessment that lays the foundation for your compliance and asset management approach.

Plan

Plan on the basis of the baseline assessment and the actual risk.

Do

Execute — maintenance and tasks end up with the right party.

Check

Check and objectively review what has been done.

Act

Adjust — deviations drive the next action.

From there, the PDCA cycle keeps running: plan, do, check, adjust. Not an annual report that disappears into a drawer, but a cycle that keeps itself up to date and that you can show at any moment — to your board, insurer or regulator.

Collaboration

How we work together

We start small.

One complex or one part of the portfolio first, so you see the value before you scale up.

We work alongside your team, not instead of it.

Your property managers and contractors stay in charge of their own work; we make sure it all comes together in one file.

We build our advice into the system ourselves.

Not a standalone advisory report that goes out of date after delivery, but a cycle that keeps running.

You grow at your own pace.

From one complex to the full portfolio.

What this delivers per role:

RoleWhat the advice delivers
OwnersMy liability is demonstrably covered — the evidence is ready for the insurer and the regulator.
Property managersI'm in control without chasing my data: one up-to-date file, automatic alerts, a maintenance plan that adds up.
Management boardI steer on well-founded figures: risk, costs and compliance percentage, translated into every investment decision.

A proven approach, not a promise

Connected to live data from the field

Safanto works for housing associations and healthcare real estate operators, and for an international real estate services provider with a large, dispersed portfolio. Our approach connects to live data from specialist IoT partners such as Elseco (lift monitoring) and Vlindar (roof safety) — so the compliance map is not only up to date, but also provable.

Frequently asked questions

Frequently asked questions about our advisory

How long does an implementation project with Safanto take?
Less time than a classic, heavyweight property management package. We start small — with one complex or part of your portfolio — so you quickly see what it delivers, instead of waiting months for go-live. The exact lead time depends on the size of your portfolio and the state of your current data.
Do we have to replace all our existing software straight away?
No. Our consultants decide with you what stays, what gets connected and what becomes redundant over time. That way you build towards one stack without data falling through the cracks during the transition.
What is a baseline assessment, and why start there?
The baseline assessment maps where your real estate stands today against what is required, both legally and operationally. It is the starting point of every advisory project. You begin with the Safety Maturity Scan.
Which standards does Safanto use in its advice?
ISO 55000 for the asset management strategy, NEN 2767 for objective condition assessment, and the rgdBOEI method for integrated inspections where required. Each standard is the evidence behind the advice, not the advice itself.
Who is this advice for?
For property owners and managers who sit somewhere between Excel and a heavy software package: housing associations, healthcare real estate operators and real estate service providers who want a firm grip without an implementation project that takes years.
